Several of our clients have found that the addition of a private washer and dryer to the inside of units can command a $300 or more monthly rent premium that prospective residents willingly exchange for the convenience of having their own laundry.
However, the addition of washers and dryers places additional gas or electrical demand loads on the units. Sometimes the electrical service size is not adequate to have the additional load of the electric dryers. Many of the older apartment buildings were built with a smaller electrical service size. Other challenges are also to create a space inside the units close to existing
plumbing for the washer drain, and to find a way to exhaust the dryer vent to the outside. You may notice in some of these pictures that a sheetrock chase has been built up against the wall and ceiling for the exhaust vent to access and run to
termination outside.
We have a group of electrical and mechanical engineers that we work with for these projects. They will initially do a feasibility study to see if the existing building infrastructure will support the electrical and mechanical demands, along with our initial sketches exploring places within the units to place the stacked laundry units.
