The investment company that purchased this apartment building in a Sunnyvale neighborhood sorely needed to increase the desirability of this very basic and tired complex.
To produce a desirable and marketable complex, a complete remodel of the building on the inside and the outside, and the grounds was needed.
The design team worked with the existing site and building fabric, using more contemporary colors and details, replacing railings, and creating screened-in private patios for most of the ground floor units. PVC fencing was used to create private yards that added a very desirable private entry and a private outdoor space.
The existing common area spaces were open courtyards of river rock, concrete, and palm trees. It was not an appealing place to live. In the process of creating new entry courtyards for the downstairs units new concrete for patios and some new common walkways were necessary.
Common area walkways are required to be ADA accessible. Because the new paved areas left only small patches of ground available for landscaping, the most practical and the most visually appealing solution was artificial turf which needs no spray head irrigation, or weekly maintenance.
These investments in improvements have been a smashing success and the result of these efforts is a building that has now been flipped to other investors.
