This large 23 building complex required extensive deck repairs and an update for the building facades throughout. 44 second floor decks were completely replaced, all 88 were retrofitted with new post and beam supports and all second floor decks were outfitted with new codecompliant railings.
The existing vertical T1-11 siding remained in place as a substrate for new Hardie plank lap siding applied to facades and exterior stairs, an economical way to spruce up the exteriors and minimize demolition. The stylish gray color scheme is accentuated by pops of red on the doors and leasing office columns.
The centrally-located leasing office building was a project-within-a-project: The existing building housed many functions including a leasing office, clubhouse/ lounge, separate kitchen, restrooms, modest fitness center, mail room and a very generous laundry room. The floor plan was completely re-organized: re-claiming half of the original laundry allowed for an expanded fitness center, the leasing office was relocated and enlarged to include a private office and the toilet rooms were renovated to be ADA-compliant. The dated clubhouse was reimagined as a single volume Main Lounge with two distinct spaces opening off of it, the Chill Lounge and the Fireplace Lounge, each with its own vibe. Entirely remodeled both inside and out, the final design’s casual elegance benefitted tremendously from the early involvement of the interior design team.
