This project involved significant remodeling of both the interior and the exterior of the building as well as major site improvements. The U-shaped three-story structure contained a courtyard with seating and a swimming pool that was pleasant but in need of a change. We expanded both the pool deck and patio seating areas to create additional seating options and reconfigured the existing circulation, adding new concrete walkways and pool entries to provide more relationship between the two spaces. A new gas grill station was added to the patio area and the tired fencing encircling the pool deck was replaced with new, three feet high tempered glass atop a low, stucco-finished concrete block base. The new glass pool fence, punctuated by pillars topped with sleek contemporary light fixtures, further enhances the interplay between patio and pool, inviting more community participation in the spaces.
For the exterior of the building itself, all wall surfaces with existing T1-11 siding and exterior walkway railings received new Hardie plank lap siding, accentuating its horizontal lines. All original wood stair railings were replaced with new steel railings and the existing white lattice patio screens were likewise replaced with Hardie plank lap siding lending the building a new visual consistency.
Inside highlights include remodels for all kitchens and baths with new countertops, cabinets, fixtures and appliances. New recessed LED down lights were added in the living rooms and each unit was outfitted with a new laundry closet and stacked washer/dryers.
