The new owner’s inspiration and vision was to transform this 60’s era apartment building to make it worthy of a new name, ‘Innovation on Hollenbeck’. Not far from the new Apple campus, it needed to be edgy and innovative. This constituted a complete makeover, interior and exterior and all new site work including a new pool. The adjacent site is also being redeveloped as a phase two effort. As the project progressed and the extent of existing building conditions became known, the majority of the building had to be stripped down to the studs and rebuilt. The interior layout for the units was opened up using new beam supports between the kitchens and living rooms greatly expanding the interior openness and feel of each unit. All units received new bathrooms, kitchens, stair railings, heating, cooling, and washers and dryers.
The street facing facade was rebuilt with new columns. A new stucco finish wraps the building as well as a taller fascia to improve the building proportions and to hide the rooftop equipment. All windows and doors were replaced with new ones. Garages line the driveway as one enters the site, and the existing deteriorating plywood garage doors were replaced with new aluminum and glass roll up doors.
The pool area emerged as the centerpiece during the design process, and was meticulously redone for a contemporary feel and look. The existing pool and deck were replaced with new ones, and the pool fence replaced with a sleek enclosure constructed with vertical aluminum tubes. An existing storage room facing the pool was converted into a cabana for an upscale pool experience.
The stairs and railings are custom designed steel and concrete features. The stairs as well as the deck railings were demolished and reconstructed, bringing them into compliance with current building codes and making them exquisite design features. The depth of the balconies was made shorter to avoid truck impacts, and their new railings were custom designed using perforated aluminum for a polished and edgy look.
