The competition from new apartment communities in the Mountain View area was the principal financial driver for the remodeling of this sixty-unit complex. The complex surrounds a courtyard, with decks on both floors and all units overlooking a pool area. Formerly, an old gazebo surrounded by a wide expanse of broken concrete stood near the pool. The pool and courtyard area had become uninviting and rarely used.
As a selling point and a central focus for the residents, the pool area was redesigned with an elegant glass pool fence, glass gates with panic hardware, and contemporary landscaping. The old gazebo was demolished and a new one was relocated and constructed with a better view to the pool. The gazebo design reflects the roof design of the two community buildings on the opposite end of the pool. Two new counters with built-in barbecue grills were added as well as new site lighting.
The remodel transformed the entire courtyard to an inviting, well-appointed recreational space for the residents and a stunning first impression feature for new residents.
The building facades were remodeled with horizontal siding over the old plywood siding, adding trim and details with aluminum reveals, all with a new and contemporary color scheme. The existing decks were renovated and repaired with new posts and beams and new code compliant railings with new facades that greatly enhanced the interior courtyard elevations. The walkways in the courtyard were re-paved for code compliance. The new design highlights the entries to the leasing center building as well as the pool entries.
