For existing apartment complexes, the requirements for accessibility are primarily for publicly accessed common areas. These include accessible parking spaces,
and accessible paths of travel to the leasing office, laundry, pool, and other on- site amenities.
When stair railings are replaced the handrails are required to have the handrail extensions beyond the top and bottom stair risers unless the extensions would be hazardous due to plan configuration. If existing accessible parking spaces are over two percent slope from dead level they often require additional asphalt to build up the surface to meet the requirement for a level parking and access aisle area. Depending on the scope of work, an accessible path of travel from the public sidewalk to the complex may be required.
These items are usually triggered when work is done in any of these areas. For instance, if you would like to relocate the leasing office, you will be required to provide an accessible of travel to the leasing office, or if you remodel the pool area, then that area is required to be accessible per code.
