Solar Row was the new brand given by the owners for the resurrection of this 1970’s vintage three story office building because of their solar panel business and proximity to Santana Row. The program scope was to totally revitalize this building on a strict budget both inside and out to attract market rents and make the return on investment positive. For the facade, the plywood panels with the faux medallion and the stone veneer was removed for new pre-finished silver metal panels and stucco with aluminum reveals. A new tinted film was installed over the existing windows and the frames painted to match the aluminum details. The entry canopy used a composite panel and a fin was added for visibility.
The interior common spaces were completely re-done with brand new and re-designed toilet rooms, elevator interior, taller office doors with sidelights, and hallway portals with colors that signified locations. The lobby was completely re-designed, and after several conversations with the owners, they agreed to keep and re-design the curved stair. Installation of two freestanding solar trees is anticipated in 2022.
